Full Service
Most of our clients have full-time jobs outside of the real
estate industry. They want to realize the higher returns that active
real estate investing can provide and avoid the high stock market
correlation that comes with passive real estate investments like
publicly-traded
REITs. Our services include:
- Research and identify prospective property investments
based on a
mutually established target profile (neighborhood, property type, price
range, cash flow requirement)
- Develop a property valuation analysis including a
discounted
cash flow model
- Write the purchase offer and negotiate price and other
terms of the
transaction on your behalf
- Develop a remodeling budget and manage the work. We are
not contractors or construction managers but we can help make sure you
spend money on the right improvements that will increase your rental
income
- Handle the lease-up process (including tenant screening) and
ongoing property management.
- Establish a pricing
strategy and list the property for sale when you are ready to trade-up
or exit the investment. We will also help you with a
1031 exchange so you can defer payment of capital gains.
All Property Types
We handle both residential and commercial properties because
our client base is at different stages of their investment lifecycle.
Beginning investors will generally be starting out with single-family
properties (1-4 units) while other clients will be buying larger
commercial properties in the later stages of their investment program.
